Boerke Company Principal Jack Price shows off the seventh floor of the US Bank building complex on Pine Street on Tuesday.

Nearly one year after Schreiber Foods moved out, the top six floors of the seven-story U.S. Bank complex remain one of the last large office spaces available in downtown Green Bay.

Schreiber moved out of the two-building complex at 417 and 425 Pine St. and into its downtown headquarters in January. U.S. Bank, which owns the buildings, put them up for sale in May, but Boerke Company Inc. principal Jack Price said the bank is open to leasing the space, too.

“There’s got to be some businesses who want to be downtown now,” Price said. “We’ve had some interest so far. With views of the stadium and the Bellin Building, there’s so much here.”

Downtown Green Bay Inc. Executive Director Jeff Mirkes said the 89,000 square feet of available space in the U.S. Bank buildings is one of the largest vacant commercial spaces available downtown. The other, he said, was the Watermark building on the Fox River near the intersection of Washington and Pine streets.

In total, Mirkes said around 86 percent of downtown’s 1.8 million square feet of office space is occupied.

“There are only a few buildings with significant vacancies anymore. Most buildings in downtown are 90 to 100 percent occupied,” Mirkes said. “This is a significant chunk of available real estate in a great location.”
